Consultation has concluded

Council is seeking feedback on a Planning Proposal to rezone certain large R2 zoned lots in proximity to the Illawarra Escarpment. This follows the 3 April 2023 resolution of Council and the 17 August 2023 Gateway Determination by the NSW Department of Planning and Environment to progress the Planning Proposal to Public exhibition.

The Proposal seeks to amend the Wollongong Local Environmental Plan 2009 zones and controls for certain land connecting to the Illawarra Escarpment in Balgownie, Mount Pleasant, Stanwell Park, Wombarra, Cordeaux Heights, Figtree, Keiraville, Mount Keira, Mount Ousley and Farmborough Heights, to minimise the potential environmental impacts of future development.

What does the Planning Proposal mean for me as an affected landowner?

  • You will still be able to propose certain types of residential development upon your land, or parts of your land.
  • You will still be able to enjoy your land and access all locations of your lot.
  • Rezoned land will not be accessible for public or recreation purposes, unless proposed to be rezoned RE1 Public Recreation under this proposal and conditioned for in an issued consent.
  • For lots mapped as bush fire prone, you may be able to apply vegetation management practices, subject to compliance with the 10/50 Vegetation Clearing Code of Practice.
  • Where there is an approved Development Application, which includes conditions of consent for vegetation retention/management and/or Asset Protection Zones, this will not change.
  • You will still be able to lodge an application for tree removal, with Wollongong City Council.
  • The Planning Proposal will have an impact on the ability to lodge a Development Application for the subdivision of land on some lots.
  • The Planning Proposal will not render any approved Development Application invalid. Likewise, the issued consent conditions will remain, as per an approved Development Application.
